Our story

Midwest Maintenance Services brings together two family businesses. Tom Garvey founded the original company in 1982, and his side of the business built its reputation on power washing, interior clean-up and construction clean-up. Ed Garvey founded the parking lot sweeping side, keeping Chicagoland lots clean for property managers across the region.

For years the two companies served many of the same property managers, developers and national brands. Clients kept asking for more (porter service, lot repairs, janitorial, maintenance techs and inspections), so in 2026 the companies combined into one full-service maintenance company.

Today one team under one contract covers everything from the parking lot to the lobby.

Midwest Maintenance Services is proudly family owned and operated, and we are local to Chicagoland. Our headquarters is based right here in the Chicago area, so we know the region’s properties, traffic and weather, from leaf season to the salt and grit left behind every winter.

Being family owned means our family stands behind every job. When you call, you reach people who know you and your property, not a national call center. From our home base in Chicagoland, we proudly serve commercial properties across Illinois, Indiana, Wisconsin and Michigan.
